Local housing

What we find in Levy County homes

Levy County has about 45,391 residents. 43 percent of homes are mobile or manufactured homes, the highest share of any county we serve, and only 50 percent are site-built single-family houses. The median home was built in 1993, and 81 percent are owner-occupied.

Manufactured homes are the normFloors, doors, wall panels, steps, and attachments on manufactured homes follow different rules than site-built houses. Tell us the structure type up front and we say honestly what fits.
Coastal storm damageCedar Key, Yankeetown, and Inglis took record surge in Idalia and again in Helene.
Rural propertiesLarger lots and longer drives. Send the address with your request and we tell you up front about scheduling.
Practical budgetsWith a median home value around $190,600, we focus the money where it does the most: floors, bathrooms, and repairs.

Building in Levy County: what changes here

Several permit offices. Unincorporated Levy County permits through the Levy County Building Department at 622 E. Hathaway Ave. in Bronson, using its online permitting system. The City of Cedar Key runs its own building department, Williston handles permitting through its own department, and Chiefland administers permits at City Hall. We confirm the jurisdiction by address.

Record surge, twice. Idalia set a record at Cedar Key in August 2023, 6.89 feet above normal high tide, with 4 to 7 feet along the Levy coast. Helene broke it a year later, 9.31 feet at Cedar Key, with 6 to 10 feet along the coast.

The 50 percent rule on the coast. In a flood hazard area, repairs or improvements costing 50 percent or more of a building's market value require it to meet current flood standards, which can mean elevation. Cedar Key, for example, requires elevation to a foot above base flood elevation once that line is reached, and since 2025 Florida law bars cities and counties from adding up improvements over several years to reach it.

The $7,500 permit exemption. Since July 1, 2026, Florida's permit exemption lets owners of single-family homes skip a building permit for work under $7,500, except electrical, plumbing, mechanical, gas, structural work, and work in a flood hazard area.

Details from Levy County, the Cities of Cedar Key, Williston, and Chiefland, National Weather Service Tampa Bay, and Florida Statutes. Requirements are set per parcel by the authority having jurisdiction, so confirm your address with them before relying on any of it.

How a project starts

  • Send photos and the address. One wide photo of each room or area, plus close-ups of damage or anything you want changed.
  • We check the property first. Jurisdiction, flood zone, and permit needs are confirmed by address before anything is priced.
  • Keep, remove, or repair. We separate what stays from what changes, and your selections from materials we source.
  • A written, itemized scope. Priced by room and trade, with anything that depends on opening walls or floors listed separately.
  • The work and a walkthrough. Each phase ends with a walkthrough before the next one starts.
