Ocala work is mostly kitchen and bathroom remodels, cabinets, flooring, and trim, scoped by the age of the house, which varies more here than anywhere else we work.

Local housing

What we find in Ocala homes

About 66,584 people live in the City of Ocala, and many more in unincorporated Marion County with an Ocala address. Inside the city, the median home was built in 1984, 63 percent of homes predate 1990, and 43 percent predate 1980. Only 52 percent are single-family detached houses, and about half of homes are rented.

Two very different housing agesA downtown bungalow and a 2004 subdivision house are not the same project, even when the scope sounds identical. Older homes need trim and door matching; newer ones need finish updates.
Rentals and property managersWith about 48 percent of homes rented, turnover repair lists, flooring, and paint between tenants are common. Property managers can send whole-unit lists.
Kitchens and bathsOriginal or first-update kitchens and baths are the most common full remodels.
Historic districtsThe city maintains historic districts with their own review for exterior changes. We check before scoping exterior work.

Building in Ocala: what changes here

Who issues the permit — check the address first. Inside the city limits, the City of Ocala Building Services Division issues the permit. Much of what carries an Ocala mailing address is actually unincorporated Marion County, which permits through Marion County Building Safety. Same city name, two different departments, different portals.

Inland flooding, and a strong flood-insurance position. There is no coastal exposure in Marion County — Special Flood Hazard Areas here are riverine and closed-basin. The City of Ocala is also a Community Rating System Class 3 participant, one of the better classes in the state, which translates into a substantial NFIP premium discount for properties inside the city.

A genuine historic core plus decades of sprawl. About a quarter of Ocala’s housing predates 1970, including a real pre-war share, while the 1980s and 2000s each added large numbers of newer homes. The city also maintains historic districts with their own review requirements. Those two facts pull in opposite directions: a downtown bungalow and a 2004 subdivision house are not the same project even when the scope sounds identical.

Common work: kitchen and bathroom renovations, cabinet installation, and doors and trim where matching the existing profile matters.

iFIXED crews work Ocala from our base in Citrus Springs. Send the property address with your request so we can confirm scheduling for your location.

Permitting and flood details above are drawn from the issuing authority, FEMA’s National Flood Hazard Layer and Census American Community Survey 5-year estimates. Requirements are set per parcel by the authority having jurisdiction — confirm your address with them before relying on any of it.

How a project starts

  • Send photos and the address. One wide photo of each room or area, plus close-ups of damage or anything you want changed.
  • We check the property first. Jurisdiction, flood zone, and permit needs are confirmed by address before anything is priced.
  • Keep, remove, or repair. We separate what stays from what changes, and your selections from materials we source.
  • A written, itemized scope. Priced by room and trade, with anything that depends on opening walls or floors listed separately.
  • The work and a walkthrough. Each phase ends with a walkthrough before the next one starts.
